寒地城市既有住宅适老化改造影响因素指标体系研究

摘　　要：本文以积极老龄化理念为指导,通过对东北寒冷地区城市既有住宅解析,确定其以居家养老多代居为主的生活方式,并分析其巨大的适老化改造需求。抓住该类型建筑设计受复杂因素影响的难点,将其归纳分类,建构适宜寒地城市既有住宅适老化改造的影响指标体系,具体包括能源与环境平衡性、经济合理性及空间环境适老性三个方面指标,并通过AHP(层次分析法)将指标层级化,完成体系建构。Guided by Active Aging policy,this research,focused on the existing residential building in urban area in cold climate in northeast part of China,proposes the multiple-generation living mode for the home-based care that dominates in this region and makes analysis of the huge demand of elderly-oriented refurbishment.By fixing the complex influence factors as the difficult step in the process of refurbishment design,the system about the elderly-oriented refurbishment on residential building in urban area in cold climate region in northeast part of China had been established,including the balance of energy consumption and environment development,economic feasibility and elderly-oriented spatial design.By adopting AHP(Analytic Hierarchy Process),the complex index had been hierarchized.
