摘　　要：某工厂1#公寓、2#公寓均为三层砌体结构。房屋在使用中出现裂缝,可能影响结构安全。通过现场检查,发现1#公寓裂缝位于靠近房屋两端的墙体上,2#公寓裂缝位于房屋东北角附近的纵墙及横墙上。通过现场检测,获取各条裂缝的长度、宽度、砖抗压强度、砂浆抗压强度、房屋顶点位移等信息。结合建模计算,得出1#、2#公寓一层横墙、纵墙均存在承载力不满足构件。通过分析各种裂缝的特征及两个公寓的实际开裂情况,判断得出墙体裂缝为由于房屋较长、施工质量较差及地基质量较差引起的沉降裂缝,同时对墙体裂缝影响进行分析,得出墙体裂缝未超限值且不再发展,结构对承载力无明显影响。通过对宿舍楼出现沉降裂缝的原因及影响进行分析,为今后同类问题的安全性评价分析提供依据。No. 1 and No. 2 Apartment in a factory are both masonry structures with three floors. Cracks are found in the apartments in use, with may affect the structural safety. Through on-site inspection, it is found that the cracks of No.1apartment are located on the wall near both ends of the house, and the cracks of No.2 apartment are located on the longitudinal wall and transverse wall near the northeast corner of the house. Through On-site test, length and width of cracks, compressive strength of bricks, compressive strength of mortar, top displacement are obtained. According to calculated results, it is concluded that the horizontal and vertical walls on the first floor of 1No.1 and No.2 apartment have components that do not meet the bearing capacity.Through the analysis of the characteristics of various kinds of cracks and the actual cracking of the apartments, it is concluded that the wall cracks are settlement cracks caused by house length, poor construction quality and poor foundation quality, at the same time, the impact of wall cracks is analyzed that these cracks has no obvious impact on the bearing capacity as the wall cracks do not exceed the limit value and are no longer developed. Through the analysis of the causes and effects of settlement cracks in the apartments, it provides a basis for the safety evaluation of similar problems in the future.
