摘　　要：北京住宅由古至今不断演变 ,尤其是在1949～2000年发生了巨大的变化和飞跃的发展 ,住宅多样化、楼型和户型日益丰富。分析北京住宅发展过程 ,对住宅层数、体系、布局和楼型、户型综合考虑 ,择优选择 ,有利于推进住宅产业现代化的发展。Beijing has witnessed dwelling style evolution since ancient time.Especially during 1949～2000 great changes and dramatic development presented as verity of dwelling style and apartment plan layout occurred in Beijing. Analyzing dwelling style evolution in Beijing, comprehensively optimizing and selecting number of stories, structure system,plan layout and architecture style of dwellings may promote the modernization of dwelling construction industry.
