摘　　要：依法行使《合同法》第286条规定的工程价款优先受偿权,是解决工程款拖欠问题的有效途径。分析了工程价款优先受偿权行使的条件、期间、范围、效力、限制、程序,并就行使工程价款优先受偿权的问题向施工企业提出了建议。Exercising the priority repayment of the building cost stipulated in article 286 of the Contract under the law is an effective way to solve the problem of repayment in arrears. The paper not only analyzes the term,period,scope,effect,restriction and procedure in priority repayment but also puts forward a proposal as to the priority repayment of the building cost to the construction enterprises.
