摘　　要：此文认为,"十二五"开局之年,相关部门对房地产市场的调控初见成效,初步实现了"三基本"——价格保持基本稳定、供需保持基本平衡、结构保持基本合理;但与此同时,房地产市场也出现了一些新的问题——房价上涨的区域发生转移、保障房建设融资困难等;为了巩固房地产市场调控的成果,规范房地产市场的进一步发展,须适时出台长期规划战略和提高房地产市场调控的精细度。The paper says that the housing market has primarily realized the 'three fundamentals' of keeping the housing price fundamentally stable, the supply and the demand fundamentally balanced, and the supply structure fundamentally rational. But at the same time, some new problems emerge from the housing market, such as the regional shift of increase of property price, the financing problem of ensuring housing. In order to consolidate the achievement of the real estate regulations, A long-time plan should be made, and more specific measures should be taken.
