摘 要:文章通过文献归纳法和对比分析法对国内外廉租房融资模式的相关文献进行了梳理和评述,分析了政策型、吸收民间资本型、金融创新型三种廉租房融资模式。文章认为,我国廉租房建设主要是依靠国家财政资金的支持,资本市场融资平台的缺失导致资金短缺是制约廉租房发展的重要原因,在未来保障民生建设中,应借鉴国外先进经验,进一步完善廉租房融资模式,促进我国廉租房建设的更好更快发展。With the development of real estate market,the problem of low-rent housing is becoming more and more serious.Owing to the lack of money for building the low-rent housing,the construction of low-rent housing has met capital bottleneck.By sorting out and reviewing literature,the author analyzes the domestic and international financing model of low-rent housing and divides the financing model into three types which is based on the resource of capital.The three types are as follow: funds of policy-based,absorption type of private capital and financial innovation.By comparing the difference of the domestic and the international low-rent housing financing model,we can learn from foreign experience,and make suggestions for our existing low-rent housing financing model.
