摘　　要：文章运用博弈论和交易成本理论及有限理性分析了经济适用房的外部性 ,住宅生产与消费过程中参与各方的交易成本增加和非合作博弈的加剧是引起外部性的主要原因 ,提出了增加住宅市场流量供给 ,发展住房经纪业和金融市场的建议。Applying Game Theory and Transaction Cost Theory, this thesis analyses the externality of housing which called relatively lower priced. It is the increase of transaction costs and the enhancement of Non-cooperative games that cause the externality. To reduce the costs and change this situation, we should increase the supply of housing service, develop broking and financial market.
