摘　　要：房价居高不下的原因是对房屋的需求旺盛。通过对不同社会需求对房价影响的研究,得出平抑房价的关键是要满足对居住刚性要求的结论,而实行公租房是解决居住刚性要求的有效举措。推行公租房应着重解决建设地点、建设标准、租金和租期的问题。The reason that the housing price stays stubbornly high is the high demand of the house.Through a study on how different kinds of social demands influence the housing price,we give the conclude that the key point to restrain the housing price is to meet the rigid demand of the house.An effective measure to meet the rigid demand is to offer public rental house.It is of vital importance to solve the problem of rent,lease,construction standard and construction place.
