论售房养老模式中的“柠檬市场”问题

摘　　要：将老人身故后遗留房产提前变现套现来实现养老功能,是充分发挥住房的价值功能、解决我国养老问题的一个全新思路。但是,该模式在推行中会由于种种不确定性而遭遇"柠檬市场"难题。对此,应进行系统的研究,以得出有效的改进方法。Realizing house property left over after the death of one's parents in advance for the purpose of pension is a brand new concept in giving full play to the value function of housing and solving the pension problem in China. However, this mode will encounter the difficulty of'lemon market'in its implementation due to various uncertainties. In this respect, systematic study should be conducted to find effective ways of improvement.
