摘　　要：从我国目前的商品房空置现状出发,对过高空置产生的原因进行了系统的分析,提出全面的对策建议;通过对计算方法的比较,提出确定空置率的可行的计算方法和在确定合理空置率区间时应该考虑的因素,以达到促进房地产业持续发展的目的.Based on the definition and actuality of vacancy and vacancy rate of commodity house in China today, the causes of high vacancy rate are systemically analyzed. General countermeasures are put forward by the comparison of some calculating methods and a feasible calculating method is suggested. The factors ought to considering are expounded when making the vacancy rate span certain for the purpose of promoting the continual development of real estate industry.
