摘　　要：将资本预算和项目评价中的净现值方法及两期模型应用于房地产投资与经营决策过程 ,可得出项目投资的净现值决策准则、项目经营方式选择的净现值决策准则及项目销售时机选择的净现值决策准则。本文结论旨在帮助房地产开发经销商进行项目和企业经营的宏观决策。In the decision process of real estate investment and management,the writers use two term model and NPV method of capital budget and projects assessment.Through the analysis,the writers get the NPV decision rule about investment,the NPV decision rule about operating method and the NPV decision rule about sales time.The aim of the conclusion is to help the dealers of real estate development and management to make macro decision in their projects and enterprise running.
