摘 要:面对部分城市房地产市场的不断升温,我国商业银行正处于两难境地:大量信贷资金介入房地产市场,一方面支撑了部分城市房地产市场的非理性繁荣,短期内迅速降低了银行的不良资产比率;另一方面形成了银行同业间的攀比竞争。本文首先分析了商业银行在推动我国部分城市房地产繁荣中的重要作用,接着指出银行巨资进入房地产市场的利弊得失,最后提出温和地平抑部分城市房地产过热、化解银行潜在风险的对策。With the upsurge of real estate markets in some cities,China’s commercial banks are in a dilemma.In one hand,the juge capital entering into real estate markets has supported its irrational boom and reduced the ratio of problem assets in short time.However,in another hand,this behavior has shaped the competition between banks which is aggregating the credit risk.This article firstly analyzes the important role of commercial banks in real estate upsurge,then points out the advantages and disadvantages of huge capital entering into real estate markets,finally the authous put forward the tender solutions to stabilize the prices and decrease banks’potential risk.
