摘 要:本文提出政府应适度发展房地产市场,并通过建立判断房地产市场是否过热、数量是否过多、价格是否过高的理论依据解决市场是否存在泡沫的争论问题,通过调整开发结构解决中低收入居民购房问题,通过加强管理引导克服政府管理缺陷,提高建设水平,文中最后对房地产发展趋势与政府对策进行了总结。This article raises the point that government should moderately develop the real estate market, and judge whether the real estate market is 'bubbled' based on judgements of whether the market is too hot, commercial houses are too surplus, the price is too high. Middle-low income level residents can be helped purchase housing by adjusting the composition of constructed buildings, the governmental management flaws can be eliminated through strengthening the management. The author also raises the specific measures on how to improve real estate construction standard in future. In the end the article predicts the tendency of real estate market and proposes countermeasures to the tendency for government.
