摘 要:危改区的区位价值可从级差地租、用地功能、空间关系、约束条件等角度来界定。不论开发商是否知道“区位价值”的完整内涵;在实践中,开发商们都会或多或少地应用“区位价值”理念。政府在本质上要根据危改区改造的迫切性选择改造项目,但实际上,政府选择开发商放弃的危改区。最后,在以上分析的基础上,提出几点建议。This paper presents that the locationvalue of the old and dilapidated areas to be renewedcan be interpreted by differential rent, function, spa-tial correlation and restriction: (1) All those areas havedifferential rent I, and through consecutive invest-ment developers can acquire differential rent II; (2)Developers can make more profits by constructingcommercial buildings; (3)The location value is influ-enced by the value of land nearby and; (4) The re-strictions such as floor area ratio frequently decreasethe location value of the area. So Developers tend toselect old and dilapidated areas easy to rebuild in-stead of areas of low or even no potential profits.Therefore, it is suggested that governments have todo something to change the situations.
