摘 要:介绍了智能化住宅小区物业管理与传统物业管理的差异,阐述了智能化系统物业管理的技术特点和工作重点,指出目前智能化小区物业管理存在的主要问题是技术和人才水平低下、政策与法规不配套及缺乏市场运作规范,并从改变智能建筑物业管理思路入手,从操作规范化、注重物业管理的发展性及加强智能建筑物业管理的全过程管理几方面,提出优化智能小区物业管理的途径.This paper introduces the differences between intelligent residential quarter facility management and traditional facility management.It expounds the intelligent building systems characteristics of technology and focal point of management and points out the current problems which exist in management of intelligent residential quarter facility management.The major problems include the low level of technology and talents,short of corresponding policies and regulations and lack of standards of operation.It also put forwards the ways that optimizes intelligent facility management from several sides as follows:changing the reasons,working out the standards of operation,paying attention to the development and strengthening total process management.
