摘 要:随着住房货币化政策的实施,住房金融制度的改革成为焦点,本文通过对住房抵押贷款市场推行资产证券化的创新动力的分析,论证了我国在现有条件下实行住房抵押贷款证券化的必要性,并进一步分析了其实施所要求的制度条件和市场条件,最后选择和设计了适合我国国情的债券品种和操作流程。With the implement of the housing monetary policy, the reform of housing financial system has come to the spotlight. In this thesis,innovative motivity to develop MBS in China under current conditions is analysed and the necessity of MBS is proved. Then the institutional and marketable barriers for MBS′realization are declared, At last, the paper puts forward that we should choose CMO by showing its advantages and designs the circuit on our own housing mortgage loan securitization。
