摘 要:针对当前房地产项目销售定价缺少依据的问题,首先提出要根据市场区理论确定项目影响范围,并找出同质楼盘作比较,再根据本项目特点得到修正后的均价.最后根据销售成本和销售时间等要求,利用动态规划法确定销售各阶段的量价策略,达到综合效用最大化.Since there is a lack of the reference to price real estates, this paper points out the first step is to determine the influence range of the project based on the districted market theory. Then, the average price of the same type of buildings needs to be found so that the final price can be adjusted according to the trait of this project. Finally, according to the required sale cost and time, the quantity-price strategies for different sale stages can be determined by using the dynamic programming method, thus achieving the maximum of comprehensive effectiveness.
