摘 要:长期以来,中国建筑市场上企业恶性竞争、效益下降、资源配置效率低下、产业利润率偏低,其实都与建筑业的生产交易方式有关,然而相关研究对此阐述却很少。传统的建筑业交易方式导致了非常高的交易成本,占用了社会资源却没有使其达到最优使用价值。以一体化的方式组建集团型的大型建筑企业,集设计、采购、施工、管理等多项职能于一体,可以节约交易费用。因此“交钥匙”、“设计———施工”等工程总承包方式是我国建筑业生产交易方式的进步同时也是提高企业国际竞争力的有效途径。Over a long period of time, in Chinese building industry, there are vicious competition, declined benefit, low efficiency in resources allocation and low profit in industrial production. All these are, although few studies are focused on, attributed to the dealing method of the industry. The traditional dealing method of the industry leads to a high transaction cost and the used social resources do not reach to their best values. But the modern building group, integrating multi-functions such as design, procurement, construction and management, can reduce the transaction cost. Therefore, the general contracting methods like "turn key" and DB means the improvement of the dealing method of the industry. They are effective ways to enhance the international competition of Chinese building industry.
