摘 要:提出了房地产开发潜力这一概念,并以城市住宅为研究对象,综合竞争力理论、供需理论、人居环境理论、城市开发理论,完成住宅开发潜力的支撑体系.在分析了城市住宅开发影响因素的基础上,构建了城市住宅开发潜力的指标体系,并选取适当的数学模型对城市住宅开发潜力进行评价.The concept of real estate development potential is put forward. With the urban residence as the object of study, the competitiveness theory, the theory of supply and demand, the theory of human residence environment and the theory of city development are synthesized, and the support system of city residence development potential is completed. On the foundation of analyzing the influence factor of urban residence development, the indexsystem of city residence development potential is constructed. And the proper mathematical model is selected to appraise the city residence development potential.
