摘  要:本文提出的土地定级与估价方法及其智能系统具有与前人的方法迥异的特点和新意,即:1.该系统不仅已应用于深圳市土地的定级与估价中,且可推广于解决相类似地区的地价估算中;2.研究方法上的新意是对土地定级估价先分类,再定级,最后估价;3.研究手段上的新意是课题研究全过程均应用计算机软件的最新技术,所研制的智能辅助系统能准确地描绘出土地级别连续变化曲面,揭示出其客观规律;4.研究成果上的新意在于提出连续变级的土地估价方法,并建立了其数学模型.该方法突破了传统的级差收益估价法中不连续的概念,并可在智能辅助系统的支持下,动态地全面反映地价的变化,对土地规划及地价的宏观调控有深远的理论和实用意义,对城市的基准地价可做出超前预测与调控.该项研究经鉴定,有关专家一致认为在国内尚属首创,1994年获部级科技进步二等奖,其成果已由深圳市土地价格管理部门正式使用.The method for land grading and evaluation as well as its intelligence-aided system presented in this paper are different from those used by others as follows: 1.The system can be applied to land price appraising not only in Shenzhen city, but also in other cities; 2.In the method used here, classification of land is carried out first, then land grading and final land price are evaluated; 3. Theintelligence-aided system technique is used in this field for the first time;4. A new continuous grading and pricing method and its mathematical model have been achieved through the study. The method is quite different from the traditional discontinuous grading and price evaluation method, and thus obtains more reasonable and acceptable results. With the intelligence-aided system, the land prices can be dynamically displayed with their variation from time to time. This is essential in land planning and land price macrocontrol. The system has already been used in land price administration by the Shenzhen National Land Price Administration.
