摘　　要：国有企业改制破产后,职工生活区的物业管理托管中存在诸多遗留问题,给规范物业管理带来很多不可操作性。文章就如何利用政策和注重社会效益,对旧生活区改造翻建,解决遗留问题,规范物业管理进行探索,以达到物业管理最终实现社会、经济、环境三个效益统一和同步增长的目的。After the reform of the state-owned enterprises to make them go bankrupt, there are many problems left in the trusteeship of the management of the workers＇ living areas and make it much inoperable to standatrdize the estate management.The paper probes into the reeonstmetion of the old living areas to solve the left problems and to standardize the estate management by making use, of the policy and emphasizing the social benefit,to finally realize the synchronous increase of the social,ecanomic and environment benefits of the estate management,
