摘 要:当前中国的征地补偿制度在实施中存在许多问题,如征地补偿标准偏低、同地不同价等,从而使耕地资源锐减,农民的利益得不到有效的保护。本文根据农用地分等定级估价成果,结合阳江市江城区实际,具体实践了利用定级估价成果测算征地区片综合地价的思路,同时提出在区片综合地价基础上结合分等成果进行征地的思路,对进行合理征地具有一定的指导意义。By far, the system of compensation due to requisition of land in China has many problems in the implementation. For example, the standard is somewhat low, the same place but different price and so on, which make the tillable land resources sharply declined, farmer's benefit not able to be effectively protected. According to the achievement of farmland appraisal, combining the situation of Yangjiang City, this article specifically practices the thinking that surveys the area comprehensive land value with the help of the achievement of farmland appraisal, simultaneously proposes the thinking that requires the land according to achievement of farmland classification on the basis of the land area price, which have the certain instruction significance to reasonably require the land.
