摘 要:随着我国社会主义市场经济体制的建立,房地产业正迅速发展为国民经济的重要组成部分,成为国民经济的基础性、主导性和支柱性产业,在现代市场经济的运行中,起着其他产业不可替代的重要作用。但是,在房地产业朝着市场化迈进的制度变迁背景下,近年来国家对该行业的宏观调控进一步加强,这样做虽然抑制了发达城市的房地产投机行为,但同时对普通百姓的购房可谓是雪上加霜。不同消费者对该产业的需求已表现出越来越明显的差异性趋势和特征。本文从房地产业的三种差异化需求入手,对这三种差异化需求进行了理论解释,认为不同的需求决定了需求差异的形成,而影响购买最重要的因素就是购买者效用,并在此基础上对房地产业需求差异的重要性进行了判断。最后,本文分别针对这三种不同的需求提出如何改善对房地产业差异化服务需求的供给的建议。With the establishment of socialistic market economy, real estate industry is becoming rapidly one of the most important parts and the basic and important industry in the country economy. It plays the important role in the modern market economy that can't be substituted. However, under the background of striding forward the market of real estate industry, the macroscopical regulation of this industry has been strengthened recently. This method restrained the speculate action of developed cities, but made the common people one disaster after another. Different customers" needs have taken on more obvious difference. This text starts with three different needs of real estate industry and makes a theoretic explain of the three needs. We think that different needs determine the form of need difference. The main factor of buying is the utility of customer. And make a judgment of the importance of real estate industry's need difference. Finally, this text gives some advice about how to improve the supply of different needs.
