摘　　要：经验研究表明住宅小区共享资源由于其特殊属性,无法有效利用市场工具,也不能完全国有化供给,那么这部分共享资源如何治理维系呢?本文运用博弈学习理论中的复制者动态演化模型解释社会资本在小范围的、面对面打交道的“城镇住宅小区共享资源”治理制度发育过程中的作用机制,并考察了演化稳定策略及其收敛条件。Empirical study shows that common resources in community persist despite their inability to exploit the efficiencyenhancing properties of markets and the advantages of universal enforcement of rules provided by states. Using game theory of learning which based on individual cognition, this article researches the role of social capital in the governing of common resource in community as a small group of face-to - face interaction. Then we find the ESS and its convergence condition with the Replicator Dynamic Model.
