摘　　要：在“城市住宅小区”建设试点和 “小康住宅示范小区”建设试点的基础上, 建设部组织实施国家康居示范工程,旨在 从根本上提高我国住宅质量和住宅产业化 水平。文章结合杭州山水人家住宅小区的 规划建筑设计、产业化成套技术应用、关 键技术措施、社会经济效益分析等方面内 容,阐述了康居示范工程的推广在今后房 地产开发中的重要性和必然性。Based on construction experimental unit of ＂urban residential ared＂and ＂comfortable life residential demonstration area＂,and in order to improving the quality and the industrialization standard of the residential buildings in our country the national comfortable housing demonstration project has been put in practice by national ministry of construction in this paper, with the illustration of the efforts in the Shanshuirenjia residential area （such as the programming and architectural deign the applications of the whole set industrialization techniques, the main technological measures, the analysis of the socal economic benefits etc）, the significance and the inevitability of generalizing the comfortable housing demonstration exploition is expounded.
