摘 要:针对深圳经济特区实际,提出了连续变级的土地定级估价方法,通过动态分析与处理,揭示了由城市功能差异决定的土地质量在城区范围内是连续变化的客观规律.连续变化的作用总分曲面覆盖整个特区.在此次深圳经济特区土地定级中,作者打破了传统的土地单元概念,界定了新的土地定级方法.该项目于1993年6月经专家鉴定获国家土地管理局’94年度科技进步二等奖.此后,又经过3年的改进,数据完全用图形输入,较好地实现了图像与数据的结合.he paper presents a continuously grading method for land grading and valuation in Shenzhen Special Economic Zone with an expert system. The land grading and valuation with comparative analysis and comprehensive process by using various methods and many kinds of knowledge are now available in the system. One more important point also realized in the system is to analyze and process dynamically during the whole procedure. The research brings about new methods and techniques in the area of land grading and valuation. The continuously grading methods embedded in the system are directly applied to the landgrading and valuation in Shenzhen Special Economic Zone. The methods discover an objective law that land quality varies continuously within the town area. The continuously varyingfunction value surface covers the whole area of the Special Zone. In the land grading andvaluation, we put forward a new land grading concept that is advanced and different fromthe traditional one of land units.
