Population Change with the Transformation of New and Old Housing Areas in the Center Shanghai——Based on the Case Study of Districts of Jingan and Puto

摘  要:以上海市相关人口抽样调查数据和统计资料为依据,以同属中心城区的静安和普陀两区为例,就新旧住宅区更替过程中的人口变动情况进行比较分析。结果显示,上海市中心城区常住人口规模不断扩大主要源于本市人户分离人口的购房迁入;新建住宅区容积率偏高,从而使得中心城区人口密度继续升高;中心城区新旧住宅区更替过程中人口结构表现出明显的置换、优化现象;新建住宅区居住状况得到明显改善,但户均居住人口数高于旧宅区。据此认为,中心城区新旧住宅区的更替是推动该区域人口变动的主要原因之一,这种更替也促进了该区域人口年龄结构和人口素质的改善。Based on a relevant sample survey and statistical data, taking Jingan and Putuo districts as the example, the paper makes a comparative study on population change with the transformation of new and old dwellings in Shanghai's central areas. The findings shows that the unceasingly expanding of permanent population scale in the center city resulted from the separation between the population and their household registration since they moved into the newly purchased houses; the higher capacity of the newly - built residential areas promoted the population density; in the change of new and old residential areas the population structure is obviously replaced and optimized; the housing condition is distinctly improved in the new housing areas, but the average population in per household is bigger than the old areas. It is thus evident that the change of the housing areas is the main reason to impel the regional population change, and also improves the population age structure and the population quality.
