摘 要:随着我国住房分配货币化的展开,居民对住房抵押贷款的需求量迅速扩大,住房抵押贷款过程中也出现了许多问题,其中以提前还贷风险为核心问题。特别由于近几年在上海、广东、江苏等地均发生了大规模的提前还贷现象,给各商业银行带来较大的损失,影响了它们的正常经营活动,使得各商业银行开始重视这一现象,究其原因当然有我国特殊的背景,比如制度因素的变化、个人的理财偏好等原因,但本质还是住房抵押贷款业务发展到一个阶段的正常现象。本文对提前还贷风险的具体内容进行了一个系统而深入的探讨,提出了目前我国商业银行应对提前还贷风险的新思路。With the policy of credit relaxed at the same time, a lot of problems have appeared in the course of mortgage, and prepayment risk has been the key one among them, Because extensive prepayment behavior phenomenon has existed in Shanghai, Guangdong, Jiangsu, etc, in the past two years, business banks have had a great loss in their normal business activities. Therefore,every business bank began to pay attention to this phenomenon. Though there is specific background for its cause, it is a piece of normal phenomenon in a stage of mortgage business development. Just for the above reasons, this paper brirgs formard a deep and symmetrical discussion for prepayment behavior. On the basis of theoretic analysis it is proposed that the business bank in our country should adopt the new concept to deal with the prepayment risk at present, and help the business banks to set up the precaution and controlling mechanism for rapid prepayment risk.
