摘 要:香港的用地分类采用广义的概括用途方法,主要依据使用性质,同时兼顾经营方式、土地供给方式、投资主体及规划影响等因素。在地区层面采用了一套以规划管理单元为核心的直接面向规划管理实际需要的土地用途地带控制方法,以利于综合解决地区层面的交通、环境等规划问题。分析了香港用地分类的依据、主要内容和规划控制方法,进一步探讨了用地分类和规划控制之间的关系,总结了香港经验给我们的借鉴和启示。The land use classification is summary in Hongkong, it is mainly predicated on usage, meanwhile thinking below factors: the gover- nance of land use, the method of land accommodating, the investor and the after-effect. On the whole city and subsidiary area level, the prognostication and promotion and valuation is the emphasis of the planning and control on land use; On the district level, the control and arrangement is the emphasis. A tissue of control method of land usage belt is adopted to solve the factual questions, of which the planning unit is the core. This tissue of control method is helpful to solve transportation and environment questions of district comprehensively, which can answer to the planning need of varying level. It could be reference on account of its elasticity and flexibility to market-directed economy. The basis of land classifications, the main content and planning control methods of land use has been analyzed in this research, further more, the relationship between land classification and planning control methods has been explored, finally, the experience of Hongkong has been summed up which will be valuable to metropolis of mainland.
