摘　　要：市场经济环境下房地产开发行为的特征可以概括如下:外部环境波动性导致开发行为的不确定性;交易费用的高低严重影响着开发行为的积极性和获利的多寡;理性人的个人理性行为可能导致集体非理性;趋利性导致土地投机行为;对开发行为可能产生的负外部效应往往采取消极的态度;追求个体利益的最大化可能带来失信行为;开发商作为间接城市管理决策主体的影响力越来越大。研究市场经济环境下房地产开发行为的特征对开发商的开发经营和城市规划部门的管理都具有积极的意义。The characteristics of real estate development in market economy environment can be summarized as follows： fluctuations of the external environment lead to the uncertainty of development; enthusiasm altd amount of profits are impacted on the transaction costs of development seriously; ratiortai behaviors of rational individuals may lead to non-rational collectively; profit-making leads to land speculation negative external effects of development may often be taken negative attitude; to maximize the individual benefits may lead to the dishonest behaviors; influences of main developers grow stronger and stronger in city management decisions indirectly. The studies on the characteristics of development in market economy environment have positive significance not only for the development and operation of real eatate developers but also for the management of urban planning departments.
