摘 要:我国房地产市场体现出收益的市场化和土地生产要素的非市场化特征。地方政府、房地产投资者和集体土地使用权出让方.三者在财富创造和收益分配中地位不对等,这源于我国尚未形成完善的房地产业价值链。建立健全房地产业价值链,需要明晰农村集体土地产权边界,实现集体土地使用权的商品化;转变土地供应思路:促进各个主体平等信息交流,实现多赢共生的格局;市场与政府的作用相结合,合理分配收益;完善社会中介组织,拓宽融资渠道。In China, the real estate market has these characteristics as the income is mainly relied on market, but the land is not completely decided by market mechanism. Meanwhile, participants, including local government, developer and land user, hold unequal status in wealth creation and income distribution, for the real estate hasn't had perfect value chain in China. To set up perfect value chain, we must clear the property rights of rural collective land, make the using rights of land merchandise, change the routes of land supply, make information communication of participants transparent, combine the function of government with market, make distribution income reasonable; bring social agencies' function of expanding financial routes into play.
