摘 要:以新乡市市区为研究区域,详细论述了征地区片综合地价测算过程中区片地价的测算方法,在区片划分的基础上,以农用地地价修正法为主,产值倍数法为辅,测算了区片内的综合地价。将初步结果经对比论证,得到科学合理、切实可行的最终结果。This article mainly drafted the local piece comprehensive soil-rent value on the Xinxiang city urban district the area piece soil-rent value to survey has carried on the detailed elaboration: In in the area piece division foundation,calculates the soil-rent value with farmland soil-rent value primarily,output value multiple law computed result for auxiliary,definite area internal comprehensive soil-rent value.The working routine is:①Withdraws the agricultural net income from the material;②Using income reducing process computation farmland price;③Establishment correction factor system;④Determination correction factor correction coefficient;⑤Uses the price according to the total correction coefficient to various villages agriculture to revise,obtains various administrative villages area piece soil-rent value.The preliminary result after the contrast proof,obtains the science reasonable practical and feasible final outcome.
