摘  要:房地产业拉动了经济快速增长的同时,也使得众多的买房人背上了沉重的债务负担。虽然国家宏观调控政策频繁出台,但仍无法达到平抑房价的目的。究其原因,这些宏观调控政策并未切中房价上涨的要害。本文论述了房地产行业的制度性垄断是导致房价爆涨的根本原因。While the real estate pushing the economy into a rapid increasing period, it also gives a great debt burden to many housing estate buyers. Many macro-controlling policies are being established continually, but that could not reach the expectation of stabilizing the real estate price because those macro-controlling policies do not impact the radical reason for the price soaring. The paper discusses that the institutional monopoly of real estate is the principal reason for house price soaring in this thesis.
