摘　　要：通过文献收集、走访、问卷调查等方式,对上海物业系统设施管理的应用领域、介入阶段、外包和空间管理等方面的现状进行了统计分析,探讨了制约设施管理发展的主要因素,并对促进设施管理发展提出了一些建议。By the means of literature collecting, interviewing and questionnaire survey, directed towards real estate system in Shanghai, this paper analyzed some questions of facility management（FM） involve application area, intervene stage,outsourcing, space management and so on, investigated the key factors restricting the develepment of facility management and proposed several suggestions for the promotion of FM develepment.
