摘 要:对住房建设市场化以来城市住区区位衍化特征的了解和认识,将有助于有关部门科学地编制和实施城市规划。利用上海市1980年代中期以来开发的住区项目的空间区位数据,分析了其住区区位衍化的特征。分析结果显示,上海市1980年代中期以来住区区位衍化特征大致可总结为7个特征,即集聚与扩散趋势并存,居住空间重构与分异并存,热点开发区位的变化和延续同时存在,中心城区住区再开发和郊区住区新开发同时繁荣,住区区位"沿边"聚集,住区沿交通指向发展,从"地段"到"板块"的跃升和优化。Since "The Management Measures to Land Use for the Sino-foreign Joint Ventures in Shanghai" and "The Management Measures to Transfer of Land Use Paid Rights in Shanghai" were promulgated, the Market-oriented reform of real estate industry has started about twenty years from 1986. With the above reform course, the Market-oriented urban construction has started, too. The difference of urban spatial location value has embodied gradually since then. Four reasons have made the connotation of land value changing and promoting since intermediate 1980s in Shanghai, including the system reforming, the policy adjustment, the communication technology enhancing largely and the transportation method changing. As the space results of commodity community development for twenty years, the geographical position of community has presented certain features and space posture. The evolving characteristic of the position of community in the different spatial domain field in Shanghai by time axis is the spatial result which has been caused by land position value connotation. The full and massive space data of the position of community since intermediate 1980s in Shanghai has been used to analyze the evolving characteristic of the position of community by real diagnosis method. The analysis has shown that the evolving characteristic of the position of community since intermediate 1980s in Shanghai included seven aspects approximately: l) The process of gathering has coincided with the diffusion process. 2) Settlement spatial differentiation phenomenon is gradually emerging and is increasingly clear. 3) The change of the hot developping position has coincided with the continuity by time axis since 1986 in different district and the field of space. 4) The prosperity of renewal development in the central city has coincided with the prosperity of new development in the suburb. 5) The gathering spatial tendency and rule has formatted during its evolving process. 6)The community is developping along the transportation
