摘　　要：从物质环境和人文环境两个方面分析了20世纪80年代旧住区存在的若干问题,从历史发展的角度对于上述问题的产生进行了诠释,构建了"重构—再生"的可持续改造原则,并从住区环境的整合、既有建筑品质的优化、城市空间脉络的延续三个方面论述了旧建筑改造的具体措施。Conjunction with substance and human environment, the paper analyses the limitations in the old uptowns which were built in 1980s, and annotate the reasons about limitations from the point of view of history. Then, constructing the principle about rebuilding of sustainable development reconstruction and regeneration, the paper discuss the measures about rebuilding in detail, which include the conformity of environment, the optimizing about old buildings, and the continuum to cities＇ space system.
