摘 要:采用量化研究方法,研究1980年代中期以来上海市住区开发的空间极化问题。从外围地区空间层次来看,不同区县之间以及不同镇、街道之间住区开发项目的集中度差异很大,存在着严重的空间极化问题;从中心城区空间层次来看,不同区之间在新住区开发和旧住区改造两方面也存在着较为严重的空间极化问题。住区开发的空间极化会造成职住过度分离、住区空置率居高不下等消极作用,建议采取住区空间拓展与产业空间拓展联动、特殊政策引导、增加公共物品有效供给、避免公共交通节点过密开发等手段以消除其消极影响。The space polarization of community development since 1980s in Shanghai has been researched by quantitative research methods, with a view to a more comprehensive understanding on the space location law of urban community development. Inspected from the outlying areas of space level, between the different districts and counties, as well as between the different towns and streets, the concentration degree of community development projects is very different, there is a serious problem of space polarization on it. Inspected from the center city space level, between the different districts, both the new community development and the old community transformation have serious problem of space polarization. Its negative impact includes increasing commuting distance and costs, causing tidal-peak traffic, in-creasing the cost of enterprise operations. The following means maybe effective to eliminate the above negative effects: the settlement space expanding with the industry space, the special policy guidance, increasing the effective supply of public goods, avoiding intensive settlement development on public transport nodes.
