摘　　要：目前我国科技园区土地开发利用已出现不少问题。文章借鉴土地集约利用的相关研究并结合海淀科技园区特征,从园区开发综合效益的视角构建海淀科技园土地集约利用综合评价指标体系,将科技园区中发展较为成熟并能获得数据资料的5个科技产业园用该指标体系进行评价分析。研究结果为:①海淀科技园区中的各产业园的土地集约利用程度主要受各产业园的功能定位、区位布局、用地开发和管理机制等因素影响;②科技园区中5个产业园中的土地集约利用综合程度的综合评价结果的差异性并不是很明显;③针对5个产业园的土地集约利用综合程度评价分析,查找制约各产业园提高土地集约利用程度的影响因子,并指出各产业园土地开发中应注意的环节;④5个产业园的土地集约利用综合评价中,上地信息产业基地和清华科技园的土地集约利用综合的程度相对最好,中关村广场和中关村软件园的土地集约利用综合的程度相对较好。最后针对海淀科技园区土地集约利用评价分析,提出提高科技产业园区土地集约利用程度的建议和对策。Haidian High- tech Parks and its industries embody the orientation of China＇s High- tech industry. The park＇s land intensive use and exploitation have been a kind of reference to other High - tech Parks in China. Firstly, the authors summarizes the general condition of land use of HaiDian High - tech parks. Then, the article takes Haidian＇ s five High - tech parks and theirs dada to practices the indexes system and process evaluating research. The results show： intensive land use level of Haidian High- tech parks is influenced by the park＇s location, developing- orientation, function and so on ; there haven＇ t large difference in five High - tech parks＇ intensive land use level; the Shangtli information base and Tsinghua High- tech parks express better evaluating result; however, the evaluated- results of ZGC Plaza and ZC, C Softer- ware Park are lower. At last, authors make some suggestions of intensive land use of High - tech Park, It thinks that the economic high - quality, efficiency use of resources, very Superior of technology and technology, law - management of land use and the good environment are critical for high - tech parks. The research can offer a certain reference for intensive land use valuation and land intensive use of High - tech Park in China.
