摘 要:2006年8月开始的美国次级债务危机在美国信用市场上掀起了巨大波澜,对美国经济和全球股市产生重大影响。探讨美国次级债务危机的成因,据此对中国房地产信贷市场的状况进行分析,可得到许多有益的启示。在此基础上,应从建立完善的个人征信系统、实行差别购房首付率、加强监管、稳定房价等方面对中国房地产信贷市场的管理进行有针对性的研究。U. S. Sub - prime crisis which begun in August 2006 had put American credit market in turmoil. It had a significant impact on U. S. economy and rippled to the global stock markets. To start it with, I explore the reason of the sub - prime mortgage crisis. After that, I analysis China real estate credit market conditions. At the end of this paper, I put forward some proposals for the management of China's real estate credit market, such as establishing a sound personal credit information system, strengthening supervision, stabling real estate prices, etc.
