摘 要:目前,在实践中被应用的房地产估价模型随着时间的推移不断地被改进。通过分析我国房地产评估的现状,总结传统评估方法的不足,运用模糊数学理论,对影响房地产价格的主要因素进行比较分析,建立模糊评估模型,计算出估价对象及可比案例的相应分值,并通过直线内插法得出待估房地产对象的价格,最后给出示例验证该方法的可行性和实用性。In practice, the valuation models of the real estate have been developed and become more mature nowadays. This article has analyzed the real estate assessment of the situation, summed up the traditional assessment method deficiency, so as to make use of fuzzy mathematics theory, the impact on the main factors of the real estate prices for comparative analysis, through the establishment of fuzzy assessment model, and calculates target valuation of comparable cases and the corresponding distribution. Through linear interpolation method draw the price of the appraised objects property. It concludes real estate valuation with market price approach based on Fuzzy Mathematics is convenient and reliable.
