摘 要:在全国房地产市场形成之前,由于特殊的历史原因,海南经历了房地产泡沫的剧烈冲击。近年海南区域位置的独特性被房地产市场重新发现,但与此同时,高档海景房过度开发、需求外地化进而潜在的投资性购房比例过大等问题突出。海南房地产市场特征及其优势不可能长期脱离宏观环境,其需求必然受到当前国家宏观调控及货币紧缩政策的影响,同时受到本地实体经济发展、居民收入及其消费偏好、金融环境支持等诸多因素的制约,因此,海南应慎防房地产泡沫再现。Hainan real estate market suffered dramatic impact from economic bubble due to special historical reasons before the forming of national wide real estate market. In recent years, Hainan real estate market has redeveloped the uniqueness of Hainan regional location, but at the same time, it faces some prominennt problems, such as over-construction of high-grade seascape architectures and the demand outward Hainan make the potential estate investment ratio too large. The characteristics and advantages of Hainan real estate market can not deviate from macro-environment for long time. And real estate demand is inevitably affected by national macro-control, tight-money policy, local substantive economic development, resident income, consumption preference, financial supporting environment and many other factors. So it is obligatory to prevent the recurrence of real estate bubble in Hainan.
