摘　　要：在人口分析的基础上,对2000年南京市住宅市场的"历史欠账"进行定量研究。研究结果显示,2000年南京市住宅市场的"历史欠账"高达4386.87万平方米。"历史欠账"是南京市住房价格不断上涨的主要原因,宏观调控政策的侧重点应为大幅增加住房供给。The article focuses on the quantitative study of ＂historical outstanding loans＂ of housing market of Nanjing in 2000. The results show that the ＂historical outstanding loans ＂ of Nanjing in 2000 was up to 43868700 m^2 , which is the main reason for on-going price of housing market in Nanjing, the macro-control policies should focus on increasing housing supply largely.
