摘 要:从旅游房地产的概念界定入手,阐述深圳旅游房地产的发展过程,并以深圳观澜豪园为例,对深圳旅游房地产发展的可行性与制约性因素进行分析,进一步探讨以观澜豪园为例的深圳旅游房地产发展的宏观及微观影响因素,总结出现今深圳旅游房地产发展存在的问题,最后对深圳旅游房地产的特点和发展前景进行了讨论。Tourism real estate is a form of business that combines tourism industry and real estate. It focuses on tourism resources and the development mode of real estate designed to meet tourism market needs. Beginning with the definition of the concept for tourism real estate, this paper describes the developing process of tourism real estate in Shenzhen and classifies Shenzhen's tourism real estate. Taking Guanlanhaoyuan in Shenzhen as an example, the feasible and restrictive factors for tourism real estate development in Shenzhen are analyzed, and the macroscopic and microscopic factors of tourism real estate progress in Shenzhen are explained. Then Guanlanhaoyuan exploitation mode is discussed, such as tourism packing, real estate attracting investment, tourism real estate promotion. Some existing problems of tourism real estate growth in Shenzhen are summarized. Finally, the characteristics and perspective for tourism real estate in Shenzhen are discussed. Guanlanhaoyuan provides a model for Shenzhen's tourism real estate development.
