摘 要:传统房地产估价技术——市场比较法是一种重要的估价方法,但计算上存在两大局限:一是计算过程较为粗略,影响竞争定价程度;二是计算繁琐,增加评估成本。文章对市场比较法进行改进创新,通过考察中心城市房地产价格各种构成因素对定价的影响,建立层次分析模型,确定权重并利用灰色关联分析方法评估目标相似程度,以确定这些因素对目标定价的影响程度,最终确定楼盘均价。根据楼盘均价,还可以利用差别定价法,对园区内的楼盘进行个别定价,以得处更加精确、简便的定价方法。Traditional comparison approach as one of important evaluating skill has two limitations, one is the calculation is cursory and the competed price setting will be affected; the second one is the calculation process is complex and evaluating cost will be higher. This article tries to conduct an improved research on traditional valuation skill of real estate market comparison approach. It sets up the AHP layer analysis model through studying the effect of real estate price factors in central city on real estate price on the whole, The similarities between comparison case and evaluation target are discussed exploiting grey correlation analysis method in order to evaluate the effect on target pricing and to determine the average price of real estate using the result of AHP analysis. At the end of this article differential pri- cing is taken to achieve individual building pricing.
