摘  要:随着1998年住房分配制度的改革,住房商品化在全国城市中的进程逐年加快,由住房问题所引发的社会问题也变得日益尖锐起来。政府部门制定了相应的调控政策,希望能够解决矛盾,职能和科研部门也在积极探求城市规划中合理布局科学开发的方案。在分析和了解北京城市发展的总体战略的基础上,我们发现住房改革前所建设的住宅存量(原公有住房)是一个庞大的数字,对于这批现有存量住宅的更新研究势必会对城市的发展以及居民住房问题的解决起到重要的作用。本研究的目的就是要充分整合和利用这批住房及居住用地资源,避免大拆大建的开发模式,借鉴国内外的先进经验,去寻求一种可持续发展的渐进式的更新方法,从宏观到微观层面解决北京城市发展过程中所面临的居住矛盾和问题。Speeding up year by year along with housing distribution system reform and commercialization of housing in the cities in China since 1998, the social problem by the accommodation becomes incisive. The government department has formulated the corresponding regulative policy, hoped to resolve ,he contradiction. and the scientific research department positively seek the reasonable layout of development plan in the urban planning Based on analyze and understood the Beijing urban development in the overall strategy, it is found the housing storage quantity (original Public-housing) is a huge numeral,regarding research of this kind of existing storage quantity housing renewal will be able inevitably to the city development as well as the solution take an advantage on this batch of housing by conforming the resources. The model seeks one kind or sustainable development including the overeseas advanced experience the evolution -like renewal method, from macroscopic to the microscopic resolves the problem of housing which in the Beijing urban development process.
