摘　　要：在分析房地产开发商自建物业服务企业现状的基础上,对现阶段该物业管理形式占主导地位的原因加以剖析,阐述了房地产开发商自建物业服务企业的利与弊,并对开发商自建物业服务企业的发展趋势进行了展望。This article analyzes the reasons of present property management forms which take up dominant position that based on the analysis of current situation of property services companies which was build up by real estate developers, illustrating the advantages and disadvantages of property services companies which was build up by real estate developers. At last, the article envisages its development tendency.
