旧城更新模式的博弈与创新--兼论大规模激进与小规模渐进更新模式  

Game and Innovation on the City Renewal Model:Besides Discussion the Model of Big Scope Radical City Renewal and Small Scope Progressively City Renewal

摘　　要：旧城更新过程中,采用不同的更新模式,将影响城市的社会、经济、文化的发展。通过不同模式的分析比较,揭示了地方政府偏爱大规模激进更新模式而冷视小规模渐进更新模式的根源,即快速城市化的背景与现实制度环境中的多元需求的不平衡性所造成的对"经济利益"的博弈—大规模激进更新模式较小规模渐进更新模式更能满足"快"而"变"的时代发展多元需求。基于此,进一步指出任何强调单一的更新模式都有悖于旧城发展的现实需求,任何城市的更新都不可能仅采取一种策略就可满足所有的需要,因此,旧城更新模式的创新,应该基于现实快速城市化的事实,根据不同地块的具体条件采取不同而互补的集合策略,才有可能综合解决复杂的旧城问题。Through analysis difference city renewal models, this paper is reveals the source which causes the big scope radical city renewal model is partial to more. And the big scope radical city renewal model can be more satisfied the development requirement than the more. Above of these, this paper thinks that every isolated model can not be satisfied the city development requirement, and every city renewal can not select and apply alone way to meet the all demand. So the city renewal model innovated is announced, which is apply difference and complement and unite model to solve the citv problems.
