摘 要:在分析限价商品住房这一新的住房供给类型提出背景的基础上,深入分析和界定其概念内涵,提出限价商品住房具有商品性、政策性、福利与社会保障性、阶段性和区域差异性特征,进而总结其实施中需要重点解决的定价方式、定价时点和价格水平测算模型及预防投机等问题,最后总结了其功能定位、实施考核标准和历史局限性。This paper takes Price- restricted Commercial Housing as a new type of housing, first explores its implementation background and accurately defines its concept. Then, points out its features and attributes include:commercial quality, policy - based nature, welfare and social security character, stage character and regional - difference character. Third, lists up many key points on pricing time, price level and prevention of speculation and so on that needs to pay attention to. At last, proposes the functional positioning of this new type of housing and describes its assessment criteria and historical limits.
