京石段不同方法土地年产值测算结果及其对投资的影响分析

摘　　要：根据《中华人民共和国土地管理法》的有关规定,征收耕地的补偿费用包括土地补偿费、安置补助费、地上附着物和青苗的补偿费,而其中的土地补偿费和安置补助费均是以被征用耕地被征收前三年平均年产值为基础考虑一定的倍数计算出来的,因此,耕地年产值的计算具有特别重要的意义。结合京石段应急供水工程设计过程中长委大纲产值、长委统一产值和国土部门产值的计算原理,分析不同计算方法对征迁投资的影响,并结合实施情况,提出合理的建议。According to the Land Act, the compensation for land expropriation composes of land compensation, resettlement compensation, attachments and plant compensation. The land compensation and resettlement compensation is related to the average annual production value in the former 3 years. Therefore, the calculation to the annual production value of the land is very important. Using the method of production value calculation, the reasonable value is determined.
