摘 要:中国农村剩余劳动力流动经历了三个历史阶段,在由乡村向城镇转移的第三阶段,农村剩余劳动力流动就会对中国房地产业发展产生影响。根据农村剩余劳动力的劳动要素配置方式变迁,这一阶段可以划分为两个时期,即二元经济结构时期和劳动市场一体化时期。在二元经济结构时期,农村剩余劳动力的无限供给和资本的相对短缺,决定了进城农村剩余劳动力工资水平极其低下,未能对城镇房地产业发展产生很大影响。只有当经济发展接近或越过刘易斯转折点,农村剩余劳动力无限供给特征逐渐消失,中国由二元经济结构时期过渡到劳动市场一体化时期之后,农村剩余劳动力的稀缺价值才会得到体现,工资水平才会得到显著提高,越来越多的进城农村剩余劳动力才会有能力在城镇安家落户。这必然会对中国房地产业的发展产生深远的影响,亦是中国房地产业持续发展的又一个崭新空间。China's rural surplus labor transfer has gone through three phase, in the third phase of surplus labor transfer from rural to urban, it will impact to the China's real estate industry. And there are two periods in this phase according to the flux of collocate about laboring factor, about the period of dual economy and the period of integration with labor market. In the period of dual economy, the unlimited supply of rural labor and the shortage of capital determined the rural labor worked in urban only have a low salary and they did not bring a significant impact on the urban real estate as well. Only when the economy approach or beyond Lewis turning point, will the characteristics of the limitless supply of rural surplus labor disappear, and the exiguous value about the rural labor be visualized gradually, and their salary be up to a high level, which will lead to more and more rural labor has the ability to reside in the city, that will must come into being a profound impact to the development of real estate in the long-term future, and will also benefit to the sustainable development of real estate.
